Every number we charge is on this page. Council fees and engineers' charges are not ours and never pass through our books — you pay those directly, at cost.

Three or more properties
Portfolios are most of what we do. Different councils, different fee scales, different expiry dates — that is the problem we are built for, and we price the portfolio rather than each property.

What you pay other people
We are telling you these so the total is not a surprise. We do not mark them up and we do not take a commission on them.
Your council's licence fee
Paid by you, directly to the council. It varies enormously — from £93 to £6,869 depending on which council, what type of let, and how many guests. Edinburgh is far and away the most expensive. Some councils charge less to renew than to apply new; several charge exactly the same.

Your certificates
Paid by you, directly to the engineer who does the work. Typical Scottish prices:

You will not need all of them every time. Part of what we do is work out which of yours are still in date, so you are not paying for a certificate you already have.
The guarantee
Filed before your deadline, or your money back.
Two conditions:
You engage us at least 35 days before your expiry date, and you give our engineers access to the property within 14 days of an appointment being booked. Breach either and the guarantee does not apply — we cannot control a council's clock if we cannot get in the door.
When you pay
You pay when it is filed, not when you engage us. We are a new company, you have no reason to trust us yet, and asking for money up front from a stranger who found you through the post is a lot to ask. So we do the work, we file it, and then you pay.
We will change this once we have a track record and reviews to point at. Until then the risk sits with us.
What we do not do
We complete and file licensing paperwork and assemble the supporting evidence. We are not solicitors. We do not give legal advice, we do not advise on planning control areas, and we do not represent clients at licensing board hearings. If your situation needs any of those, we will say so and tell you to get a solicitor.
