Renewal is not the easy version
In Aberdeenshire Council's own words: "Renewal is not simpler — it requires identical documentation and follows the same way as your original one."
The pack runs to eleven documents, and four of them expire on their own clocks — the electrical report every five years, gas safety and PAT testing every twelve months. Part of the job is working out which of yours are still valid, so you are not paying for a certificate you already have.

File on or before your expiry date and your existing licence stays live while the council determines it. Miss it by a single day and it becomes unlawful to operate, you lose your host status, and you pay the higher new-applicant fee.
Operating an unlicensed short-term let has been a criminal offence since 1 January 2025, with fines up to £2,500.

Your council's fee and your engineers' invoices are separate, and you pay those directly. We add nothing to either. See a worked total, with nothing left out
Filed before your deadline, or your money back. Engage us at least 35 days before your expiry date and give our engineers access within 14 days of booking, and if we do not file in time you pay nothing.

Every Scottish council sets its own fees and its own quirks. Glasgow charges less to renew than to apply new; Perth & Kinross and the Borders charge exactly the same. Edinburgh charges four times what North Lanarkshire does for the same property.
