What exactly do you do, and what do I do?

We work out which of your certificates are still in date and which are missing, book accredited local engineers for the gaps, assemble the full document pack in the form your council wants it, and file it before your expiry date.

You tell us about the property, let the engineers in, and pay the council and the engineers directly. That is it.

What does it cost in total, including everything?

Three separate things, and only the first is ours:

  1. Our fee — £319 for a single property, £379 for a secondary let.
  2. Your council's licence fee — anywhere from £93 to £6,869. Your council guide has the actual table.
  3. Any certificates you need — paid to the engineer, at their price. Typically £29 to £295 each, and you may not need any if yours are current.

We add nothing to items 2 and 3 and they never pass through our books.

I have six properties across three councils. Can you handle that?

Yes, and this is most of what we do. Different councils, different fee scales, different quirks, different expiry dates — that is exactly the problem we are set up for. Call us and we will price the portfolio rather than the properties.

What if I have already missed my deadline?

Call us today. Once a licence has expired you cannot renew it — you have to apply as a new applicant, usually at a higher fee, and you must stop taking bookings in the meantime because operating unlicensed is a criminal offence.

We can still handle the new application for you at £449. The sooner it is lodged the sooner you are trading again.

Do you do new applications as well as renewals?

Yes, at £449. The document pack is the same one.

Who pays the engineer?

You do, directly. We arrange the appointment and coordinate the timing; the engineer invoices you at their own price. We charge a coordination fee of £25 to £35 per certificate for arranging it.

That keeps the certificate contract between you and the qualified person who signed it, and it means we are not marking up your electrician.

What if the engineer finds a problem?

Then you have found out before your council did. The engineer will quote you for the remedial work; you decide whether they do it or someone else does. We will re-book the certificate once it is fixed and keep an eye on your deadline while you sort it.

This is the main reason to start more than 35 days out.

Do you operate in the islands or the Highlands?

Not yet. We currently take work across the Central Belt, Fife, Perthshire, Stirling, the Borders and Dumfries & Galloway.

Our council guides cover every area regardless, including the ones we cannot serve, so you can file it yourself with the right information.

How do I know you will file it?

Filed before your deadline, or your money back. And you do not pay until it is filed — we do the work first, you pay after the confirmation lands. If we do not deliver, we have earned nothing.

What happens to my data?

Your name and property address came from your council's public licensing register, which every Scottish council is legally required to publish. We use it to tell you your licence is expiring.
